THE SERVICES
Is the transport service to and from the Haram free of charge?
Yes, it's free.
What are the guarantees for the continuity and the smoothness of this free service?
The continuity of this service is guaranteed through Bab Al-Malik Abdul Aziz Tunnels, because it is a direct way to Haram as there are no obstacles and traffic lights to obstruct the smoothness of the traffic, besides only shuttle busses are permitted to operate in the tunnel during the peak seasons. More over, the company will provide this service as a part of its responsibilities as a company operating a quality 5-star hotel.
Is the transport service to and from King Abdul Aziz International Airport free of charge?
No, this service will be available upon the client's request.
Is the health care service and nursing free of charge?
It will be available at small fees.
THE DEEDS
Why do the maintenance fees (for the same unit) vary from season to another?
Mainly, because the average consumption and the length of occupancy of the units differ from one season to another.
Are the deeds approved by the legal Sharia Committee? What is the Sharia committee?
Yes, the deeds are approved by Dr. Sheikh Abdullah Al-Mutlaq, the member of the Sharia Scholars Corporation and member of the Permanent Committee of Fatwa in the Kingdom of Saudi Arabia, in a fatwa signed by him.
If the period of a deed is from 25th of Ramadan to 1st of Shawal and it happens that Ramadan month is 29 days only; will the deed's owner be compensated?
No, he/she will not be compensated because the Hijiri months differ from one year to another.
Is there any negative impact from the availability of other projects (now or in the future) offering the same concept of accommodation in regards to occupancy ratio of the project?
The availability of similar projects will not affect the occupancy range of the project, as the numbers of the pilgrims entering the Kingdom to perform Hajj and Umrah is increasing every year according to the great support and encouragement from the government. Moreover, no similar project is expected to operate during the next five years.
If the owner refers a new client; will he be entitled to any kind of incentive?
Yes, he will be entitled to a benefit according to an approved incentive table.
What is the possibility of using a part of the usage period and offer the rest of the period to be rented?
It is possible under the supervision of the operation management.
Is it possible to create different usage periods during the Hajj season (e.g. two periods -15 days each - starting from 1st of Zul Hijjah)?
It is not possible now as the Hajj period is created according to extensive feasibility studies to fulfill the needs of the Hajj missions, and as the Hajj season is very important season for the international Hajj & Umrah companies and the governmental Hajj missions.
What will be the impact of the new timeshare legislation on the project?
The impact of the new legislation will be positive in that it provides for great consumer protection. In addition, the positive statements of the authorized authorities (such as the Supreme Commission for Tourism and Hajj Ministry) support and reinforce the program.
THE PROJECT
When the construction will be completed? What are the phases already completed? What is the estimated date to deliver the units to the owners?
The project will be completed by 1st quarter of 1427 H. More than 166 floors are already completed (only 10 floors left as the total floors are 176). The owners will receive their units gradually after the completion of all of the towers.
DEEDS OPERATIONS
Is the points program (save & borrow) applicable in high seasons?
This program is not applicable in the Hajj season because of the unique nature of this season.
Who will manage the internal exchange on behalf of the owners? What is the suitable time to present the application form?
The Operations Management, which uses the best necessary information technology to automatically organize the reservations and avoid any mistakes, will manage this process. The suitable time to present an application form will be identified in the Action Plan which will be approved in the near future.
Who will manage the exchange of the deeds on behalf of the owners?
Amjad Company will manage this process as it is the owner of the whole project and the deeds, according to a plan in coordination with the operational systems of the Towers.
Who will collect the Maintenance Fees?
Amjad Company or its designated agents will collect the maintenance fees.
Who will manage the save and borrow request?
The Operations Management will manage this process because it is connected with the reservations system which uses the best available international hotel operating systems.
Does Amjad intend to create an electronic interface to present the different services (such as rental request, save and borrow request and information update) to the deed's owners?
Yes, this service will be available online in the future.
Is there any priority for the deed's owners to get entry visa from the embassies in their countries?
Of course they will have priority. Amjad will exert its best efforts with the authorized authorities to ensure this privilege.
